How Do I Know If My Roof Needs Replacing?

Most roofs do not need replacing — they need a specific repair. But some roofs really have reached the end of their working life, and continuing to patch them is the expensive option. Here is how to tell the difference.

Signs that point to repair, not replacement

  • One or two slipped, cracked or missing tiles
  • A leak traced to a single point — a flashing, a valley, a junction
  • Localised storm damage on an otherwise sound roof
  • Moss and debris (cosmetic on their own)

If this is your roof, a proper repair should sort it. Be wary of anyone recommending a full replacement off the back of a single slipped tile.

Signs the roof may genuinely be at the end of its life

  • Repairs have become annual. You are fixing something every winter, in a different place each time.
  • The tiles themselves are failing. Crumbling edges, delaminating surfaces, tiles that break when handled.
  • Widespread slipping. On old slate roofs especially, the nails corrode long before the slate wears out — when slates slip across the whole roof, the fixings are gone.
  • The underfelt is brittle or torn. Visible from the loft: crumbling, coffee-coloured felt that tears at a touch no longer backs up the tiles.
  • Daylight in the loft. More than a pinhole or two means coverings and felt are both failing.
  • Sagging roofline. A dipped ridge or bowed slope can indicate timber problems beneath — this needs inspecting promptly.
  • Persistent damp in rooms below. Multiple ceilings staining over time points to general failure rather than one defect.
  • Age. Original coverings from the first half of the 20th century are now well beyond their design life — many are on borrowed time even if they look tidy from the street.

What a proper assessment looks like

A roofer quoting for replacement should be able to show you the evidence: photos of the failing coverings, the state of the felt from the loft, the specific reasons repair is poor value. If the evidence points to repair instead, you should hear that too — it is your money.
