How Much Does a Roof Repair Cost in the UK?

The honest answer is: it depends — but it depends on a small number of things you can understand in two minutes. This guide explains what actually drives the price of a roof repair, so you can read any quotation (ours included) with confidence.

The four things that drive the price

  • Access. A tile you can reach from a ladder is cheap to replace. The same tile above a conservatory, or on a three-storey townhouse needing scaffolding, is not. Scaffolding is often the single biggest line on a repair quote.
  • Extent. One slipped tile is a quick job. A valley that has been leaking for two winters may have rotted the timbers beneath it — and the repair grows accordingly.
  • Materials. Concrete tiles are inexpensive; handmade clay tiles and natural slate cost more, and matching older materials can take sourcing time.
  • What the roofer finds. Roofs hide their problems. A good quotation is priced on what can be seen and honest about what might be found once work starts.

Rough cost bands

Treat these as broad national guide bands, not quotes — your property, access and materials will move the number: replacing a handful of slipped tiles typically sits in the low hundreds of pounds; flashing and chimney repairs commonly run from a few hundred pounds depending on access; significant repairs involving scaffolding, leadwork or timber can run to four figures. Anyone who gives you a precise price without seeing the roof (or photos of it) is guessing.

  • Be sceptical of anyone who knocks on the door claiming your roof urgently needs work
  • Photographs of the completed repair are reasonable to ask for — especially where you cannot see the work from the ground
