Damp on the chimney breast?
Damp patches beside or above a fireplace, or on a bedroom chimney breast, usually point to water entering around the stack — flashing, flaunching, or saturated brickwork. It rarely fixes itself, and redecorating over it just hides the evidence for a season. The cure is at roof level.

Why does lead flashing fail?
Age, thermal movement splitting the lead, and mortar joints holding the flashing working loose. Sometimes previous repairs used sealant or felt instead of lead — these rarely last.
My chimney is unused — can I just remove it?
Often yes, either to below roof level or entirely. It can be more economical than ongoing repairs. We can quote both options.
