Roof Replacement

Every roof has a working life. Tiles become porous, fixings corrode, felt goes brittle — and there comes a point where repairing an old roof is just renting time. When that point arrives, replacement is the economical choice, and done properly it should see out decades.

We replace pitched and flat roofs on homes and commercial buildings across the Midlands: strip, inspection of the timbers, new breathable membrane, new battens, and new tiles or slates — with everything agreed in writing first.

What a roof replacement includes

  • Stripping the existing coverings and disposing of waste properly
  • Inspection and repair of rafters and timbers while the roof is open
  • New breathable underlay membrane and treated battens
  • New tiles or slates to your specification
  • New ridge, verge and valley details
  • Site kept tidy and cleared on completion

Full or partial replacement?

Sometimes only one elevation or section has failed — a rear slope that gets the weather, or a bay window roof — and a partial replacement makes sense. Sometimes the whole covering is at the end of its life and doing one slope now and another next year costs more overall. We will lay out both options with prices so you can decide.

Common questions about roof replacement

How much does a new roof cost?

It depends on the size of the roof, the materials chosen, access and scaffolding. A small terrace re-roof and a large detached house are very different jobs. We provide an itemised written quotation so you can see exactly what you are paying for.

How long does a roof replacement take?

Most domestic re-roofs take around one to two weeks depending on size, weather and what we find under the old coverings. You can stay in the house throughout.

Do I need planning permission?

Usually not for like-for-like replacement. Listed buildings and conservation areas can have restrictions, and building regulations apply to re-roofing work — we will advise on your specific property.

How do I know I actually need a replacement?

A good test: if repairs are becoming frequent and the tiles themselves are failing (not just slipping), replacement is worth pricing. We will inspect and give you an honest answer either way — see our guide to the warning signs.
